TREND Market Update June 2013

This information is for the entire Trend Area- Please call me for  the stats in your  local area.

In June, we saw high expectations met in sales, prices, and overall activity. Pending and Closed Sales were 12% higher than last June, putting us on pace for 65,000 sales this year. The 7,060 sales in June were the highest month since Aug. 2007, with the exception of June 2010, when we saw the end of the Tax Credit period. All indications are that July will be another productive month, with sales projected to exceed last July by around 15%.

Inventory concerns continue to ease as levels increased slightly from May, and are now only 10% behind where they were a year ago. Appointment Showings declined slightly month-to-month, but are still 19% above last June, indicating that the third quarter will kick off with a strong July.

compared to  June 2012 
The average Sales price in Chester County Single Homes has increased by 2.08% compared to June of 2013

Downingtown School District Home Stats for June 2013




June 2013 shows that Downingtown School District homes sales have increased by 15.3% year to date.
The inventory is down by 75 homes per same time last year.
Days are market are about 32 days compare to 65 days June 2012.
Median Sales price has increase since June 2012  from $369,000 to $385,000 or over 4.3%.
